Booking & Payment

How do I book a stay at Old Kyle Farm?

The easiest way to book is directly through our online booking system, which shows live availability and pricing for all six properties. You can also call us on 01471 250970 or email hello@oldkylefarm.com and we'll be happy to help you find the right property for your stay.

Is it cheaper to book directly with you?

Yes — always. Booking platforms such as Airbnb and Booking.com charge service fees which are passed on to guests. When you book directly with Old Kyle Farm, you pay no booking fees and always get the lowest rate we offer. We guarantee it.

Booking direct also means you deal with us directly — the people who run the properties — rather than through a third-party platform.

Is there a minimum stay?

Minimum stay requirements may vary by property and season. Please check the booking system for current availability, or contact us directly if you'd like to discuss a shorter stay — we're always happy to talk.

What is your cancellation policy?

Our cancellation policy is detailed at the point of booking. We recommend reading it carefully before confirming your reservation. If you have any questions about our policy, please get in touch and we'll be happy to explain.

What payment methods do you accept?

We accept all major credit and debit cards through our secure online booking system. Payment details are provided during the booking process.

The Properties

Are all the properties pet friendly?

Several of our properties welcome well-behaved pets. The Farmhouse, The Cottage, and The Barn are all pet friendly. Please check the individual property listings for the most up-to-date information, or contact us to confirm before booking if you're travelling with a pet.

Is parking available?

Yes — free parking is available at all six properties. Your booking confirmation will include specific parking instructions for your property. If you have questions about parking or vehicle access before arrival, please don't hesitate to contact us.

What's included in the kitchen?

All our properties have fully equipped kitchens with everything you need for a proper self-catering stay: hob, oven, microwave, fridge-freezer, kettle, toaster, and a full complement of cooking utensils, pots, pans, crockery and cutlery. Specific kitchen equipment varies slightly by property — the Farmhouse has an induction hob and dishwasher, while the newer properties (Willow, Hazel, Rowan) have electric hobs.

Is WiFi available in all properties?

Yes, all six properties have WiFi. Connection speeds vary and are dependent on the local network — the Isle of Skye is a rural area, so connectivity is good but may not match city speeds. WiFi details are provided in your welcome pack on arrival.

Do any of the properties have a bath?

The Farmhouse has a family bathroom with both a bath and thermostatic shower. All other properties have shower rooms only — no baths. If having a bath is important to you, please book The Farmhouse.

How many people can each property sleep?

The Farmhouse sleeps 6 (3 bedrooms). The Cottage sleeps 6 (double bedroom, twin bedroom, and sofa bed in the living room). The Barn sleeps 2 in the double bedroom with a sofa bed available in the living area. Hazel House sleeps 2 (one double bedroom). Willow House sleeps 2 (one double bedroom). Rowan House sleeps 4 (2 bedrooms).

How far is Old Kyle Farm from the Skye Bridge?

Old Kyle Farm is in Kyleakin — the first village on the Isle of Skye side of the Skye Bridge. You're approximately two minutes' drive from the bridge, making it one of the most accessible locations on the island while still feeling genuinely rural and peaceful.

Can I get here without a car?

Yes, though a car is strongly recommended for exploring the Isle of Skye. The nearest train station is Kyle of Lochalsh, which is served by ScotRail from Inverness. From Kyle of Lochalsh, local buses and taxis cross the Skye Bridge to Kyleakin — the journey takes under 5 minutes.

That said, we'd strongly recommend hiring a car if you plan to explore the island, as many of Skye's best attractions are not served by regular public transport.

Is Old Kyle Farm suitable to visit in winter?

Absolutely. The Isle of Skye in winter has a particular magic — dramatic skies, empty roads, and the chance to experience the Highlands in their most elemental state. All our properties have central heating and are warm and comfortable year-round. Please check availability as some properties may not be available in all winter months.

During Your Stay

What time is check-in and check-out?

Standard check-in is from 4pm and check-out is by 10am. If you need a different arrangement, please contact us in advance and we'll do our best to accommodate you. Early check-in and late check-out may be possible subject to availability.

What do I do if something goes wrong during my stay?

Call us directly on 01471 250970. We're local and aim to respond to any issues as quickly as possible. Our contact details are also included in the welcome information at your property.

Can we use a barbecue at the property?

Please contact us before your stay to ask about barbecue use at your specific property. Availability and rules vary — we'll be happy to advise.

Is linen and towels provided?

Yes — all properties include bed linen and towels. Beach towels are not provided so please bring your own if you plan to swim or spend time at the water's edge.
